10.0The location was perfect One alley removed from San Marco. Our room overlooked a canal, bridge and cute little alley way. We enjoyed people watching from our balcony. Breakfast was delicious, served in our room by the nicest staff member. The hot chocolate was to die for. The elevator was appreciated as we have been in many small European hotels without one. They arranged for a private water taxi to pick us up literally in the lobby and take us directly to the airport . We will absolutely book there again!

Very, very disappointing. Choose other properties while in Venice!
2.0Very disappointing, do not stay here while in Venice!
− The staff were rude, condescending, argumentative and were untruthful. Thr furniture in the rude was nearly falling apart & dirty. The air-conditioning did not work despite requests to have it fixed, it was 37 deg! It was noisy and not private (the 1st floor). I advise not stay here!
