8.0Friendliness and helpfulness of desk staff. Good breakfast. Right on a canal in a lively neighbourhood, though more of a main tourist area than we had hoped.
− Our room was dingy and in need of redecoration without a view from the window. The entrance and some facilities - bathroom and one closet - were on a lower level, with the bed and second closet plus desk quite a few steps up. Our friends were luckier as their room had a view and was all on one level.

9.0It was our first time in venice and the team was really helpful and friendly. The breakfast was really good and there was a lot of variety. The coffee was also made fresh to order. The location was perfect, away from the main sites so that it was quieter and more relaxed and perfect for seeing a much calmer venice, while still being close to the main sites.
